Overview of Tenant & Property

Hickman Mills Clinic, now part of Encompass Medical Group, is a primary care physicians office serving the entire family. When first opened in 2011, the 19,210 SF medical office building was 100 percent leased to three tenants: Hickman Mills Clinic, Carondelet Health System, and Albers Pharmacy. Today, the Hickman Mills Clinic has expanded to occupy the Carondelet Health System space.

Challege

The Hickman Mills Clinic was operating out of an outdated and poorly designed 1960s office building in Kansas City, Missouri. The physicians wanted to invest in a new building, but the financials were overwhelming, as were the details of building a new property from the ground up. They turned to the Crown MedRealty team to explore the possibilities. With his background in healthcare administration, Steve Bessenbacher was able to dig into the practice’s financials and present a clear picture of how the physicians could afford to invest in the project and how it could benefit their practice for the future.

Solution

The Crown MedRealty team used creative financing deals and in-depth knowledge of the real estate market to make this project successful. Since the city of Grandview didn’t have many medical clinics at the time, our team worked with the city of Grandview to take advantage of tax incentives for the project. We also helped the city relocate the office for the Grandview WIC program to the new building. The 20-year tax abatement helped keep the sticker price down, and our team helped find two additional tenants for the building. The physicians had the opportunity to invest in the building but did not have to take on full ownership or property management. The new, modern clinic was appealing to patients and contributed to the growth of the practice.
