Salem, Oregon – May 21st – Crown MedRealty Partners (“CROWN”), a premier healthcare real estate firm headquartered in Kansas City, is pleased to announce the recent acquisition of a physician-owned, two-tenant, medical outpatient building (“MOB”) and ambulatory surgery center (“ASC”) in Oregon via a hybrid-sale/leaseback transaction.
Located in Salem, Oregon, the 22,390 square-foot facility was acquired for $10,200,000 and is occupied by Willamette ENT and River Road Surgery Center, the region’s leading provider specializing in the treatment of conditions that affect the ears, nose, throat, and facial features. The center does more than 2,000 surgeries annually and sees patients from a 150-mile-radius, including the Oregon Coast, Woodburn, Albany, Detroit, Corvallis, Bend, and Portland.

The key to the transaction was Crown’s ability to create a co-investment structure with some of the existing physician owners, while at the same time allowing other physicians to sell their shares outright. Crown’s creativity in structuring deals such as the Willamette ENT property outside of an operating unit co-invest is a strategy that sets Crown apart with physician sellers.
